Black Rock Gardens Cooperative
Distinctive Architectural Design
The complex is distinguished by its architectural design and beautifully landscaped courtyards and gardens. The buildings, which are on the National Register of Historic Places, were built between 1916 and 1920. In 1954, the complex was sold to the tenants and incorporated as a cooperative.
The complex is conveniently located within walking distance to the new Fairfield Metro commuter train station, as well as Long Island Sound, Black Rock Harbor, St. Mary’s by the Sea, Captain’s Cove Seaport, the recently renovated Black Rock library, and numerous restaurants, pubs and stores.
The units are all owner-occupied. Common charges include maintenance, heat, water and property taxes. The Board of Directors, comprised of residents, controls the cooperative and enforcement of the Rules and Regulations. When you buy into a cooperative, you own shares in the entire complex; however, you are given a lifetime lease to your unit. Cooperative living provides a higher quality of life at a lower cost than other housing options. Greater participation brings a heightened sense of community.
There are 36 buildings with six units each on 6.77 acres of land, including a private parking lot and an office located in the building at 2825 Fairfield Avenue. There are three sizes of units in the complex: 3 room, 4 room and 5 room styles. Each unit has a porch.
